Are rental property managers underselling their value?
Almost 45% of rental professionals responding to WeconnectU's latest Product and Industry Survey chose Rental Property Administration over Rental Asset Management as the approach that delivers the most value to property investors.
That’s an important finding, because it reflects how many rental professionals perceive the value they bring to their clients. But it also raises the question of whether investors perceive value the same way, and how the industry’s positioning might influence their perspective.
What are investors really paying for?
Let’s face it: property investors don’t actually care about admin. They care about outcomes – reliable returns, manageable risk, long-term asset protection and the ability to make informed decisions about their investments.
As property professionals, we know those outcomes rely on effective administration. Placing tenants, collecting rent, managing arrears, coordinating maintenance and keeping compliance documentation in order are all essential components of a high-performing property asset.
The challenge is that the connection between this admin (how value is created) and the outcomes investors care about (what value is delivered) isn’t always visible to the unpractised eye.
Take rent collection, for example. The investor sees payments being collected, but may not fully appreciate the role that effective tenant screening and arrears management play in protecting cash flow.
Similarly, coordinating maintenance is a visible task, while the value of preventing costly problems and protecting the property's long-term condition can be harder to recognise.
When investors only see the work being done – the rental property administration – they may underestimate the asset management value being delivered.

When day-to-day demands take over
Of course, recognising this gap in perception is one thing. Finding the time and capacity to rectify it is another.
Our survey highlights just how demanding the operational side of rental management has become. More than half (53.85%) of respondents to the question about the industry's biggest challenges over the next three to five years identified compliance and regulatory overload. In a separate question, maintaining compliance and document records emerged as the most frequently selected operational difficulty.
Tenant payments are another major pressure point. Approximately 46% of respondents identified either chasing arrears or securing on-time payments as their biggest challenge when dealing with tenants.
These responsibilities require constant attention – and that’s the conundrum that today’s property managers face. The more time and energy they spend on the daily operations that keep the investment performing, the less capacity they have to translate that work into meaningful investor insights, proactive recommendations and conversations about long-term asset performance.

When investors question the value
This offers an interesting perspective on another finding from our survey: 20.51% of respondents identified losing mandates to investors choosing to self-manage as a barrier to portfolio growth.
While we can't know exactly what motivated those decisions, choosing to self-manage suggests that, for those investors, the perceived benefits of professional management weren't enough to justify its cost. Which brings us back to our central question: are investors seeing the full value of what rental professionals deliver and, if not, what can we do to change that?
Creating capacity for greater value
Ultimately, it all boils down to capacity. How do we create more room for the investor-focused conversations and strategic oversight that make the true value of professional rental management visible?
A good place to start is by making everyday administration more efficient with the help of technology.

Our survey offers encouraging signs of what's possible. Among respondents rating improvements since adopting WeconnectU's Rental Asset Management Solution, approximately 79% gave manageability a rating of four or five out of five, while 77% did the same for scalability – both critical foundations for greater operational efficiency.
Yet almost one in five respondents to the portfolio growth question identified underuse of existing software as a barrier to growth. It makes you wonder how much more capacity rental businesses could unlock simply by making better use of the technology they already have.
AI adds another dimension to that possibility. Almost half (49%) of survey respondents said AI use was mainly left to individuals, while just 11% reported a company-wide strategy. As capabilities evolve, there's an opportunity to move beyond individual experimentation and explore how AI can support more efficient, consistent operations across the business.
